Rental Criteria

Real Estate Rental Qualifications

A rental application must be signed and processed on all prospective occupants 18 years of age or older. A non-refundable application fee must be paid for each applicant. Application fee must be in the form of Cash or Money Order. All applicants must also provide a valid government issued photo ID and Tax ID number in order for us to run an application.  All applicants will be qualified on the following four (4) criteria:

1.   Income/Employment        2.   Credit        3.   Rental History        4.    Criminal History

 

Income/Employment: 

Employment must be current and verifiable for all applicants. Applicant's employer will be contacted.

Total gross monthly income of all applicants must be three (3) times the amount of the monthly rent.  

Applicant's income must be verifiable for a minimum of one (1) year or provde an offer letter

“Verifiable” income is that income that is able to be verified by employer, trust officer, bank statements, tax returns or other satisfactory documentation as determined by property manager.

Applicant's using Housing Choice Vouchers must have a gross monthly income of three (3) times the remaining rent amount after the Voucher is applied.

 

Residency: 

Rental/residence history will be verified for each applicant. All applicants must have;

A minimum of one (1) year verifiable rental/residence history.

No more than two (2) late payments in a 12-month period.

No more than one (1) NSF in a 12-month period.

No non-compliance issues that resulted in non-renewal or eviction.

 

Credit: 

A Credit report will be processed on each applicant.

All applicants should have a minimum credit score of 670. **see last item in this section

No credit history will be counted as good credit.

Bankruptcies must be more than 6 months from discharge.

Medical, Dental, Student loans, Foreclosure or Short Sale will not be taken into account.

 

Criminal: 

A criminal check will be performed on all applicants and occupants for any arrests/charges/convictions of any and all criminal activity. 

 

Failure to meet tenant criteria:

If an applicant fails to meet any of the above (4) criteria, he/she may be required to pay an increased security deposit up to but not exceeding 1 ½ times the rent and/or have a cosigner. Owner/Manager has the right to deny based on the failure to meet any of the above criteria.

  

Applicants may be denied for the following reasons:

Prior or pending eviction

Monies owed to an apartment community or landlord

Any pending bankruptcy

Conviction of any felonies of a dangerous crime such as, murder, rape, child molestation, drug offences including drug trafficking, and crimes involving weapons within the last 10 years

Registered sex offenders will automatically be denied.

Falsifying any  information on application

 

Smoke-Free/Drug-Free:

All of our properties are smoke free. Tobacco, Marijuana & Vaping products can be smoked outside, but not inside the home or garage. All of our properties do not allow Drug use or the storing of drugs on the property. This includes both medical & recreational marijuana. Use or possession of illegal drugs on the premises will lead to eviction. Smoking in the premises will incur a $1,000 fine plus the cost of remediation and may lead to eviction. Remediation includes, but is not limited to: cleaning/fumigation of property, ductwork, furnishings if applicable, and painting.

 

Pet Qualifications & Rules:

It is upon each individual property owner's discretion as to whether or not they will allow pets in their property.  It is Tenant's responsibility to verify the owner's pet policy regarding the specific property applicant is applying for prior to submitting an application.  Property owners, HOA, and city/county may restrict as to type, quantity, breed, size, age, indoor/outdoor, & cats whether or not declawed, etc. Pets are classified as domestic pets such as but not limited to; dogs, cats, fish, rodents, birds, reptiles, ferrets, horses, & rabbits. Certain breeds of dogs or other pets may require an extra liability policy naming owner and Brokerage as added insured parties. 

 

Non-refundable pet fee of $ 150.00 per pet is charged for the privilege of keeping a pet. The presence of unauthorized/un-approved pets will incur a $500.00 fine (per pet), immediate removal of the pet and possible eviction.  

 

Assistive living animals & ESA's will not be denied. Applicants must provide proper documentation as requested by manager.

Tenant charged fees: 

Besides the $50.00 app fee submitted with each app, discloses the following fees charged to tenant.

Minimum of 1 X amount of rent for Security deposit is due within 48 hours of application acceptance. $150.00 is non-refundable

$150.00 one time admin fee due at lease signing (an additional $75.00 per occupant over (2) two)

$25.00 notice fee per violation sent to tenant

$35.00 NSF on all returned payments 

$50.00 Future lease modifications ie. changes in tenants, terms, addition of animal, and lease renewals

.99 convenience fee for online payments using a routing and account number. 2.99% convenience fee is added if paying by debit or credit card online

Insurance Requirement:

As a renter and while you are in possession of the property described in this lease you are required to have insurance and to name us as a 2nd loss payee as follows: Realty Executives Arizona Territory/Arizona A Team 6444 E Tanque Verde Road Tucson AZ 85715. Proof is required at lease signing or prior to occupancy.

Approval process:

Our policy is to run the first complete application in. The approval process normally takes no more than 48 hours. Applicant  agrees to assist with contacting the previous landlord if we are unable to make contact. Once approved, the tenant must bring in the security deposit within 48 hours. Applicant is responsible to verify move in date prior to submitting application as we do not normally “hold” properties. If all required documents are not provided within 48 hours of submission we hold the right to deny the application and move on to the next completed and submitted application.
